Angelique is one of the front desk concierge and she immediately recognized me as the new tenant when I walked in. She proceeded to get us all set up with the elevator (no time slot needed, or time regulations) and made it so simple and stress free.
Angelique and all the other staff here (shoutout Ryan) take time to remember our names and great my partner and I each morning or night. It’s so heartwarming to have such welcoming staff here. It truly feels like a home!
Sage West Loop is one of the best apartments I've ever lived in! My partner and I moved in right when they opened (Aug 2023) and the only reason we're leaving is because of a move out of state.
We absolutely love the location, only 1/2 mile from Marianos/Whole Foods and having Target across the street is very convenient. I've always felt very safe in this area as well - lots of young families and professionals.
The staff here feel like a second family - special shout out to Gerda, she's always gone above and beyond. Perry is always on top of it and the front desk staff - Chris and Anita are wonderful!
The amenities are great! The gym is pretty much always empty, and so is the coworking space and common area (which I prefer!) the outdoor space is beautiful when the hydrangeas are in full bloom - I hosted a bday dinner (see pic below) and it was dreamy!
I'll really miss this community and I highly recommend this apt complex for anyone who's looking to live in luxury!
I was here to help a friend (a visiting scholar from Korea) who just signed a lease, and I was so impressed with the management team. Perry, the Leasing Manager, was incredibly patient and kind, speaking slowly and clearly to my friend who is not fluent in English. Orlanda at the front desk was also super friendly and helpful.

Kimm Donnelly, CPM®
Director of Property Management
Kimm leads Tandem’s property management team, bringing more than 20 years of multifamily experience. Before joining Tandem in 2022, she spent over two decades with Draper and Kramer where she oversaw a wide-ranging portfolio that included affordable, student, and senior housing, as well as retail. She earned her B.S. in Business Administration from Southern Illinois University and holds an Illinois Real Estate Managing Broker License. Active with IREM, she has served as Chapter President and Regional VP.


Mark Ruby
Senior Accountant
Mark has been with Tandem since 2022 and has over 19 years of accounting experience. He holds a Bachelor of Science in Accounting from the University of Illinois at Chicago. Prior to joining Tandem, Mark worked with the Housing Authority of Cook County and previously at Dell. At Tandem, he plays a key role in ensuring accurate financials, strong internal controls, and reliable reporting that support informed decision-making.


Gerda Varkuleviciute
ARM®- Property Manager, Sage | Avra
Born and raised in Lithuania, Gerda has over 17 years of experience across property management, leasing, sales, and marketing. She holds an Accredited Residential Manager (ARM) certification and a Bachelor of Science in Marketing and Management from Colorado Technical University. Gerda joined Tandem in June 2022 and currently serves as Property Manager for Sage and Avra, overseeing a 394-unit portfolio. Prior to Tandem, she was Leasing Director at John Buck Company, where she led a successful 586-unit lease-up, and previously held a Property Manager role at Greystar.


Caroline Schmidt, CAM®ARM®
Property Manager, Avenir
Caroline has been with Tandem since 2023 and brings over 13 years of experience in the multifamily industry. She holds both the Certified Apartment Manager (CAM) designation from the National Apartment Association (NAA) and the Accredited Residential Manager (ARM) credential from the Institute of Real Estate Management (IREM). Prior to joining Tandem, Caroline served as a Property Manager with RMK Management in Chicago, overseeing a 200+ unit community. She began her career as a Leasing Agent in Florida.


Pedro Ramos
Head Engineer, Sage
Pedro has 18 years of combined experience in residential maintenance and the hotel industry. Prior to joining Tandem in 2023, he worked with Magellan Development at The St. Regis Residences in Chicago, where he oversaw all building equipment and further strengthened his technical expertise. Pedro attended the Environmental Technical Institute in Illinois, where he earned his HVAC certification and received training in VFD programming and control systems. He later obtained his Stationary Engineer license from the City of Chicago.


Pablo Salinas
Head Engineer, Avenir
Pablo brings over 23 years of experience in residential maintenance and joined Tandem in 2022. He quickly advanced from Assistant Engineer to Head Engineer, reflecting his strong technical expertise and leadership. Prior to Tandem, Pablo worked at a variety of Chicago-area properties, including new construction and 55+ communities. He holds certifications in pool and HVAC maintenance and proudly served 21 years in the U.S. Army.
